    I don’t have time to listen to the whole thing, but I’m looking at the set remembering shag carpets and avocado kitchen appliances.

    The funniest Carson I ever saw was with Rose Marie and her sidekick and I forget who else. They basically took over the show, Rose Marie took over Carson’s chair, Carson left the stage, people were falling over, it was absolutely hysterical.

    Really considering this.

    A four plex. Obviously by the interior pictures the roof may have a minor problem ( LOL )

    However, for $50,000 and also however much money it takes to put on a new roof I could renovate the least disgusting one bedroom unit and live in it.

    Then gradually renovate the other three units and rent them out.

    My pension fund is in UK pounds and I live in the USA. As an example in 2008 one pound was worth two dollars.

    Today one pound is $1.26

    Now, the pound to dollar exchange rate really does not matter if your pension is in the UK and you live in the UK.

    I don’t.

    First up possum remember 2008 when property in Florida lost value massively and especially so if at all leveraged with cheap loans.

    Real estate can be a good investment as it represents something solid rather than ‘vapourware’

    That said however you should /must do your due diligence beforehand. There is’ property’ especially in the US and then there is PROPERTY. Make VERY VERY sure that you are talking PROPERTY that has a good historical record of appreciation values rather than ‘property’ that is a flash in the pan and swings in value massively. Trying to guess the position in the swing cycle is a fools errand.

    Property is very very illiquid especially at times of wind swings in value and a shaky marketplace. That’s why property though a solid asset with demonstrable value (as long as you do the stuff above) gives a lower capital appreciation than shares.

    I would caution you against the share market unless you know what you’re doing and have a good diversified portfolio (over a minimum 40 different share types across the whole market). Do NOT think you can be an active trader, in the share environment of 2019. The robots will eat your lunch mate. Actually even the professionals admit that they can’t compete with computerised buying and selling and the resulting massive swings in share value that is becoming the norm in the equity markets. That said …

    House purchases can be a reasonable alternative for the small investor.

    The core principles are:
    *MINIMISE AS MANY VARIABLES AS POSSIBLE AND BE CONSERVATIVE ABOUT WHAT YOU ARE DOING
    *KNOW THE MARKETPLACE WHERE YOU ARE BUYING
    *REMEMBER THAT IF YOU HAVE TENANTS THEY ARE GUARANTEED TO BE A PAIN IN THE FANNY
    *WHEN MAKING INCOME ASSESSMENTS WORK ON A 40 WEEK YEARLY RENT INCOME ESTIMATE (NOT52)if you’re wrong then let it be a good wrong where you have a positive surprise NOT a negative one.
    * REMEMBER THAT YOU’LL BE PAYING TAXES ON YOUR TENENT INCOME ( that can be substantial in the US so factor it into to your calculations)
    *WHEN BUYING AN INVESTMENT PROPERTY DO NOT BUY WITH THE HEART. BUY WITH THE BRAIN.
    *YOU WILL HAVE BUILDING MAINTENANCE ISSUES AND COSTS TO ADDRESS WHEN YOU’RE A LANDLORD
    *DEPENDING ON WHERE YOU ARE LOCATED YOU MAY CHOOSE TO SPEND SOME $$$ AND TIME / EFFORT IMPROVING YOUR PROPERTIES AND GETTING A BETTER TYPE OF TENANT.
    * GOOD TENANTS ARE WELL WORTH DISCOUNTING AS MUCH AS 10-15% TO GET AND KEEP. (bad tenants are expensive and time consuming to have)
    *TRY TO BALANCE RENTAL NETT INCOME AFTER COSTS AND TAX…. AGAINST CAPITAL GAIN LESS IMPROVEMENTS AND TAX

    If you are merely looking for tenants as an income generating source then do NOT let yourself be distracted by the choices of property in front of your face. Look further afield (outsource property management if necessary. It’ll cost you a little but is often worth it for peace of mind)

    Good luck mate.

    The more sweat you put in before you buy the less you will sweat after you buy!

    Florida and hurricane ally can be a dodgy to own property. As I said mate. *MINIMISE your risk variables as much as you can. Look for stable weather, stable communities with good employment outlooks, low crime, etc. when you’re looking to invest in property. Open your mind a little as you don’t have to invest locally . A GOOD property manager can be worth his weight in gold and inviting in areas with lower taxes is also a good idea.

    Remember pick *GOOD tenants. They too are worth keeping even if you give them a bit off the top of their rent to keep them happy.

    Try not to turn over tenants often. That cost serious money and wrecks your income planning.

It took years before we could unload them at a profit. In the meantime, even good tenants can be a drain.     We’ve had a few tenants over the years but only two were actual pains in the arse.

    Two County Cricketers in NZ to play club professional cricket. There were like a couple of wrecking balls.

    Then we had a Korean lady who we discovered after the fact had lied through her teeth to actually get selected. She was also a wrecker and pissed off the neighbours by sling all of her washing on the 6′ high wooden fence between the house and the access drive to the back site. Also her monster kids stuck stars and sticky stuff onto ALL of the walls. The house had three bedrooms and we got a wee bit suspicious the there were 17 pairs of shoes in the verandah. She’d sublet to other Koreans straight out of the paddy fields who’d just got off the plane from Seoul. The whole floor was covered in mattresses!

    My #2 son has had the same tenants for the past 3 years. Two high school teachers and their sons. They got the place at a good price because we likes them . Their sons looked you in the eye when they shook your hand and were obviously well educated and just good kids.We likes their kids so they got the house.

    Most of our other tenants have been pretty good. Usual broken piped at 0100 hours landlord stuff to get fixed pronto but nothing major. We always insist on in advance rental payment bank to bank, with a solid surety held by the neutral government rent appeal board. Power balance between landlord and tenant is pretty neutral in NZ and overseen by the government.

    Fortunately NZ has No capital gains tax and no State Taxes….. until recently … when the socialist Labour party made investment property subject to a capital gain tax at 28% on the capital appreciation profit. There are lots of ways around it and most find a way to circumvent that law, at least once, by citing hardship!     Rates … (Local tax) on the value of the house and land levied to pay for garbage collection, local parks and swimming pools, local roads etc. Levied at about 1-2% of estimated house/ land value per annum.

    Income tax averages about 18% for the average Joe and about 30% for those with income over $100K but on a sliding scale. Company tax is 28% currently and forecast to decrease as is personal income tax until everyone is below 20% and there is a tax free buffer of about $10k for everyone on their base income

And an August poll by Gallup found that 47% of Democrats view capitalism positively, down from 56% in 2016, while 57% of view socialism positively.

    Big win in court today for the Trump admin and no one is talking about it

    A federal appeals court upheld President Donald Trump’s military transgender ban on Friday, lifting an injunction that prevented the government from limiting transgender military service.

    The court ruled that the partial ban, which was announced but not implemented by the Pentagon, should not have been challenged, USA Today reported.

    “The District Court made an erroneous finding that the (administration’s policy) was the equivalent of a blanket ban on transgender service,” the appeals court wrote, according to The Washington Post.

    “The government took substantial steps to cure the procedural deficiencies the court identified in the enjoined 2017 presidential memorandum,” the panel said, according to USA Today.

    The Trump administration had decided to allow those with gender dysmorphia to serve, but only if they served under the gender assigned to them at birth and not the one that they self identify with.

    IOW, you don’t get to use the military as your personal medical payment plan for transition surgery.

    At the moment zero… I get paid every 2 weeks… So… I don’t get paid until the 25th.

    Pay days are the 10th and 25th. Since I just started, they’ll be holding a weeks pay… Or something like that. I missed the previous pay period, so I’m gonna be whimpering for a while.

    Still have o figure out my medical deductions and other stuff. You know the drill.

    I’ll be sleeping… Got to be responsible and stuffs now. Must get up in the morning and go to work… Normally, Mondays through Friday… But overtime beckons and I owe I owe, so its off to work I go.
